Project notes

Neighbourhood-level notes from recent Utrecht bathrooms. We do not publish client names or identifiable floor plans. Open each case for the constraint that shaped the layout and the fee band it sat in.

Oudegracht canal house — shared family bath

A three-storey canal house near the Dom needed one bathroom for two adults and two children. The existing tub blocked the door and the basin sat over a radiator pipe. We rotated the wet zone, specified a compact tub with handheld spray, and designed a shallow vanity with drawers that clear the riser. Tile choice stayed mid-tone porcelain to hide hard-water marks.

The family retained their contractor; our schedule reduced rework when the tiler set out the niche above the correct fall.

Lombok loft — shower under the slope

A loft conversion in Lombok had headroom of barely two metres at the ridge. A tray would have forced a step that felt unsafe for a toddler. We planned a wet room with a linear drain along the low wall, frosted film on the roof window, and storage tucked into the eave where standing height fails. Lighting used wall washers to avoid glare from the roof light at night.

Design fees sat in the Wet Room Focus band; waterproofing was executed by the client’s specialist.

Wittevrouwen townhouse — guest bath refresh

Owners wanted a calm guest bathroom that still worked when grandparents stayed. We kept the existing soil stack, replaced a pedestal basin with a wall-hung vanity, and added a mirrored cabinet that hides medicines. Soft green wall paint above half-height tiles warmed the north light without darkening the small room.

Layout Light plus a tile consult covered the scope within roughly EUR 1,100 combined.

Twijnstraat apartment — vanity and light only

A young couple kept their shower and asked for storage and better light. We specified a custom-width vanity, side mirrors with vertical LEDs, and a night path switch by the door. The morning queue with one shared bathroom eased once toothbrushes left the windowsill.

Fees landed near EUR 1,200 including two product sourcing sessions at Utrecht suppliers.
